Mutual exchange is how social housing tenants swap homes with each other. Since House Exchange closed in July 2026, England, Scotland and Wales have had one national provider between them.

We are calling social landlords across the three nations to find the people who actually run mutual exchange, and to ask them what the job is really like.
Running the Mutual Exchange Review
A survey of how landlords run and pay for mutual exchange. Nobody publishes this today. It goes out through September and the report follows in October.
What we are building
A mutual exchange service designed for social landlords, with the workflow included rather than sold separately, and pricing published rather than quoted.
It is free for tenants, permanently, and safeguarding features are free for every tenant whether their landlord pays us or not.

Who we are
MoveMutual is a trading name of Little Riot Labs Limited, a company registered in England and Wales. It was founded by people who have spent their working lives in and around social housing lettings.
